Landlord Tenant Act, a federal act for Lessor and Lessee, was enforced in 1954. This act frames and spells out the rights and responsibilities of both the parties. With its two sub sections called Residential Landlord Tenant Act and Mobile Landlord Tenant Act, the act doesn't cover all kinds of Lessor.
In order to bring in equality and justice, Landlord Tenant Act , endorses certain liabilities on the Lessor and the Lessee. The Lessor needs to do the following:

Check fittings and other necessitates required for dwelling before the lessee occupies the place;

Handover locks, keys and other safety amenities;

Ensure regular supplying of power, heat and water;

Make ways for garbage clearance;
-
Disinfect the abode before occupancy;

Provide serviceable smoke detectors;

Sign a written agreement with the Lessee.
On the other hand, Lessee needs to take care of the following:

On time payment of rent and other dues as per agreement;

Take steps according to city, county or state regulations;

Maintain tidiness of the occupied place;

Throw away garbage regularly;
-
Pay the Lessor for any pest control measures during the tenure of stay;

Prudent use of plumbing, electrical and heating equipments;

Avoid wrecking the rental unit;

Keep the dwelling unit in the same condition as it was during the time of moving in, while vacating.
Under Landlord Tenant Act, with a prior notice period of 2 days, Lessor can attend the let out place anytime.
